Where to start

Pick the side of the deal you're on

Each page lists what we read, what we draft and the flat fee for it.

  • A couple holding up a new set of keys in an empty room

    Buying a home

Contract, title commitment, survey and closing statement, read before your deadlines pass.

    For buyers
  • A red Home For Sale sign on a post in front of a house with a porch

    Selling a home

A deed drafted for your sale, liens and payoffs checked, and the seller's statement read line by line.

    For sellers
  • Three people on a lawn beside a wooden house with a House For Rent sign

    Renting one out

A lease written for your property, deposit terms that hold up, and notices for when rent runs late.

    For landlords
  • An old brass key tied to a string on a worn wooden table

    Title problems

An old lien, a missing signature or a misspelled name on the deed, found and cleared.

    Clearing a title

Closing, remotely

The whole file, handled from your kitchen table

You send the contract through a secure link. We read it, the title commitment and the survey, then call you on video with what we found, in plain words, before your deadlines.

On closing day you sign at the title company, or by remote notarization where your lender allows it. We check the final numbers before you do.

  • A written summary of what we found

  • Email questions answered by the lawyer on your file

  • One call before you sign, included

Four steps

From first message to recorded deed

Most files take one form, one quote and two or three calls.

  1. 01

    Send the basics

The address, your side of the deal and any dates you know. A short form, with no account to make.

  2. 02

    Get a fixed quote

Usually the flat fee for that kind of matter. If your file needs more, we say so and quote it before starting.

  3. 03

    We read and draft

Contract, title, survey, deed or lease, whatever your fee covers, with a written summary of what matters.

  4. 04

    Sign and close

We check the closing statement against the contract and stay on until the deed is recorded.

From clients

“We bought from four hours away and never drove to an office. Gideon caught a survey line running through the neighbor's shed and had it sorted before closing.”

Lachlan A.Bought a house near Phelps Grove

“I was selling my late mother's house and didn't know an old second mortgage still showed on it. Linus found the payoff record and got the release filed in time.”

Priscilla T.Sold a family home

“The lease he wrote for our duplex is the first one I've understood all the way through, and the fee was exactly what he quoted.”

Questions

Worth asking before the contract is signed

Do I need a lawyer if a title company is handling the closing?

Not always. The title company works for the transaction; we work only for you, and we read for the things that could cost you later, not only the things that stop a closing.

Can you really do all of this without meeting me?

Yes. Most clients never visit. Calls are on video or by phone, documents come through a secure upload link, and you sign wherever your closing is held. The Jefferson Avenue office is there if you'd rather sit down in person.

What if my file needs more than the flat fee covers?

We tell you before doing any extra work, with a second flat quote. You decide whether to go ahead.

When should I get in touch?

Before you sign the contract, if you can. If you've already signed, send it anyway: most contracts still leave days to review the title and survey.

Send the address, and we'll send the fee
