The sale contract
Read before you sign, with the promises you're making listed in plain words.
Your deed
Drafted for this sale, with the legal description checked against the last recorded deed.
Liens and old loans
Mortgages, judgments and releases that never got recorded, found weeks early.
Payoffs
Lender payoff letters checked against what you believe you owe.
The seller's statement
Commissions, prorations and credits compared with the contract.
Heirs and co-owners
Selling a parent's house? We sort out who must sign before the buyer's title company asks.
With or without an agent
The agent sets the price; we handle the paper
An agent lists the home and negotiates the price. We handle the documents that transfer it and the problems that hold a closing up. Selling on your own? We also draft the contract for your buyer to sign.

Sellers ask us
When should a seller bring in a lawyer?
Before you accept an offer, if you're selling on your own. With an agent, before you sign the contract or as soon after as you can.
What if there's a lien I didn't know about?
We find out what it is and whether it was paid. A paid loan with a missing release is usually a letter and a filing. Anything bigger gets its own flat quote.
Is the agent's commission part of your fee?
No. Commissions, the title company's closing fee and recording costs are separate, and they show on your closing statement.
Tell us about the home you're selling
The address, who owns it and your target closing date are enough to quote.
