Marjorie Pruett

Of counsel · title problems

Marjorie clears the title problems that stall closings: old liens, heirs on the deed, and errors in the public record.

Marjorie spent her first decade in practice reviewing title for lenders, reading recorded documents back decades to find what a quick search misses.

She joined the firm as of counsel to take on its title work. She reads each commitment herself, explains the problem in plain words, and quotes the fix flat.

How Marjorie clears a title

She starts with the exception the title company won't remove and pulls every recorded document behind it.

Most fixes are paper: a release from a lender that was paid long ago, an affidavit from an heir, a corrective deed. She drafts them, gets them signed and recorded, and sends the title company proof.

When paper won't do it, she says so early and quotes a quiet title case flat, with court costs listed separately.
